When looking to build a new home do remember to bring a REALTOR® with you to represent your best interests. You need an agent that is trained to negotiate with builders. Different builders offer a variety of incentives that can be negotiated. You may be looking at a model with lots of costly upgrades and when you actually price out the model of your choice at its base price you are left feeling confused and stressed out. That is when a REALTOR® can slow down the process so that your dream home has in it what you want at the best price for you.
Most builders do lots of marketing to REALTORS® and the right REALTOR® will be able to tell you which builder is offering what. REALTOR® fees are paid from a marketing budget from the builder and not from you. You should interview agents and make certain that they can actually help you pick a lot to build on, a floor plan that meets your needs, help negotiate price and upgrades, stay in touch with the builder on the progress, help you get your own inspection, if you wish to have one, and more. Keep in mind that the person at the model home is there to represent the builder and NOT you. Why shouldn’t you have someone that represents you?
